The House Group, an agency network operating across Wiltshire, Gloucestershire and Hampshire, has launched a lettings division, appointing Tom Smith as Lettings Manager.

The move follows the company’s recent expansion into property auctions and represents the next phase of its growth strategy across the south of England.

Industry veteran appointed

Smith brings over 15 years of experience in residential lettings and property management, primarily across Swindon and surrounding areas. His background includes working with landlords, tenants and investors across various market segments.

“Throughout my career I’ve always believed that people work with people. It’s never been about ticking boxes – it’s about honest conversations, genuine relationships and being there when clients actually need you,” Smith said.

He added: “The House Group has a modern approach, good people and a real focus on service. It felt like the right home. I’m looking forward to growing this and restoring confidence in the industry.”

Three-tier service model

The lettings service will offer three tiers: Introduction Only, Rent Collection and Full Management. The division will use PayProp for client accounting and has been structured to comply with the Renters’ Rights Act 2025.

Ross Sutton, Director and Founder of The House Group, said: “I started in this industry 25 years ago in the village where I grew up. I’ve seen every version of agency there is. What convinced me to build something new was the realisation that the high pressure, transactional model was finished. Clients are too savvy for it.”

The lettings launch comes as the broader property sector faces challenges, with housing transaction forecasts being downgraded due to interest rate volatility. Meanwhile, analysis shows that estate agents earn an average of £30.93 per day during property sales, highlighting the competitive nature of the sector.

The House Group’s expansion into lettings reflects ongoing consolidation and service diversification among regional agencies seeking to build revenue streams beyond traditional sales operations.
