Fiixit, an online repair management platform developed by landlord Taj Sohal and co-founder James Smith, has attracted interest from letting agents managing portfolios of 50 or more properties. The system links agents, tenants and tradespeople through a centralised platform that documents repair requests and resolutions.<\/p>\n
The platform allows tenants to log maintenance issues through a structured reporting system, with all communications and actions recorded in time-stamped audit trails. Property managers can track repair progress through a dashboard interface, eliminating the need for multiple email exchanges.<\/p>\n
\u201cA huge amount of time and resources goes into compliance and maintenance and that\u2019s only going to intensify with the Renters\u2019 Rights Act,\u201d Sohal said. \u201cMany letting agents are actively searching for a solution now in preparation for the changes in law.\u201d<\/p>\n
The platform has been adopted by Wren Properties, a lettings specialist managing over 650 properties across south and central Manchester. Rachel Wood, Lettings Manager at Wren Properties, said the system allows tenants to report issues outside office hours and upload photos for contractor assessment.<\/p>\n<\/p>\n

The platform\u2019s features include pre-reporting questions for tenants, contractor assignment tools and automated tenant notifications. The company offers a three-month trial period with no long-term contracts and includes onboarding at no additional cost.<\/p>\n
Under the Renters\u2019 Rights Act, letting agents will need to provide evidence of when issues were reported, actions taken, resolution timelines and tenant communications. The documentation requirements aim to support dispute resolution and deposit adjudication processes.<\/p>\n
Fiixit has partnered with mydeposits, a deposit protection scheme, to align repair documentation with deposit dispute procedures. The partnership reflects growing industry emphasis on documented communication histories in resolving tenancy disputes.<\/p>\n
