A compliance management tool has been launched for letting agents using Reapit AgencyCloud, designed to monitor regulatory requirements ahead of the Renters\u2019 Rights Act implementation.<\/p>\n
Bilans Solutions has developed the Compliance Tracker dashboard, which synchronises certificate data directly from Reapit\u2019s platform. The system automatically pulls gas safety, EICR, EPC and HMO licence records and monitors them against expiry thresholds.<\/p>\n
Properties approaching or exceeding expiry dates are flagged through a red-amber-green dashboard system that prioritises properties requiring immediate attention. The tool aims to reduce reliance on manual checking and spreadsheet-based tracking systems.<\/p>\n
The financial implications for non-compliance are substantial. First breaches can result in penalties of up to \u00a37,000 per property, with repeat offences attracting fines of up to \u00a340,000. The tool targets agencies managing between 50 and 500 properties.<\/p>\n
Stefan Nikolovski, founder of Bilans Solutions, stated that one in three letting agents has taken no preparatory steps for the Renters\u2019 Rights Act, with most still tracking compliance manually or not tracking it at all.<\/p>\n<\/p>\n
The system includes a guided Section 8 possession workflow covering all 13 grounds, with notice periods, prerequisite checks and step-by-step progression. A Section 13 rent increase tracker monitors the formal notice process, including tribunal status for challenged rent increases.<\/p>\n
With the Information Sheet deadline set for 31st May 2026, the tracker enables agents to monitor which tenancies have been served and identify outstanding cases. The system includes bulk serve capability across entire portfolios.<\/p>\n
The development comes as councils receive \u00a360m to enforce Renters\u2019 Rights Act<\/a> provisions. Recent enforcement action has highlighted compliance risks, with a letting agency ordered to repay \u00a331,000 over an unlicensed HMO<\/a>.<\/p>\n A live demonstration of the platform is available without login requirements.
