The Renters\u2019 Rights Act has come into force, with Housing Secretary Steve Reed describing the legislation as the \u201cbiggest shake-up\u201d for tenants in a generation. The government has allocated \u00a341 million to local councils for enforcement purposes.<\/p>\n

Speaking to LBC, Reed stated the reforms would end a system that was \u201cstacked against working people who rent\u201d and remove the fear of having \u201cthe roof over their heads ripped away for no good reason\u201d.<\/p>\n

Key provisions<\/h2>\n

The Act introduces security measures for tenants, including restrictions on no-fault evictions. Reed said he had met families and young people who had been \u201ctoo scared to challenge poor living conditions and spiralling rents\u201d, adding that the reforms would deliver \u201creal savings in costs and stress\u201d and allow families to \u201cput down roots\u201d.<\/p>\n

The Housing Secretary acknowledged that \u201cthe vast majority of landlords do right by their tenants\u201d and said they would benefit from \u201ca more professional rental market\u201d. However, he warned of a \u201ccrackdown on those who let everyone down\u201d.<\/p>\n<\/p>\n

Market impact<\/h2>\n

Reed criticised landlords who accelerated evictions before the Act\u2019s implementation, stating: \u201cAs for the landlords who tried to beat the ban by racing to evict tenants unnecessarily before today: we see you. This disgraceful behaviour stops now.\u201d<\/p>\n

The legislation comes as landlords continue to exit the rental sector amid regulatory pressures<\/a>, with over 250,000 former rental homes listed for sale in a year<\/a>. Letting agents are also expected to face increased tenant swaps under the new Act<\/a>.<\/p>\n
