{"id":1328,"date":"2025-07-10T01:13:45","date_gmt":"2025-07-10T01:13:45","guid":{"rendered":"https:\/\/second-home.uk\/?p=1328"},"modified":"2025-07-10T01:13:45","modified_gmt":"2025-07-10T01:13:45","slug":"leaseholders-to-be-handed-powers-to-challenge-service-charges","status":"publish","type":"post","link":"https:\/\/second-home.uk\/?p=1328","title":{"rendered":"Leaseholders to be handed powers to challenge service charges"},"content":{"rendered":"<p>Leaseholders will be able to more easily challenge extortionate service charges subject to a consultation on the subject.<\/p>\n<p>Matthew Pennycock, housing minister, told <em>Sky News<\/em>: \u201cThe system has some inherent inequities in it that do allow leaseholders to be gouged and particularly when it comes to managing agents there are unscrupulous people out there.<\/p>\n<p>\u201cThey are abusing leaseholders and there\u2019s poor practice.<\/p>\n<p>\u201cThe reforms we are announcing\u2026 and reforms that are to come are going to bear down managing agents and ensure the sector as a whole is properly regulated.\u201d<\/p>\n<p>The government has announced a consultation on service charge and buildings insurance transparency, litigation costs and regulation of managing agents.<\/p>\n<\/p>\n<p>The consultation period runs until 26 September, and comes as the Leasehold and Freehold Reform Act 2024 is only partially implemented \u2013 as it was rushed through parliament at the end of Rishi Sunak\u2019s tenure as Prime Minister.<\/p>\n<p>John Midgley a director of ALEP (the Association of Leasehold Enfranchisement Practitioners) said: \u201cWe welcome the government consulting with the sector.<\/p>\n<p>\u201cWe are encouraging our members \u2013 who represent both freeholders and leaseholders \u2013 to take part and respond to this important new consultation so that their voices can be heard.\u2019\u2019<\/p>\n<p>The government is also consulting on its imminent Leasehold and Commonhold Reform Bill, creating a complicated legal context for leasehold enfranchisement.<\/p>\n<p>In a recent survey, some ALEP members said extending leases have becoming more complicated due to the enactment of the Leasehold and Freehold Reform Act.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Leaseholders will be able to more easily challenge extortionate service charges subject to a consultation on the subject.
