{"id":3491,"date":"2025-09-12T17:02:29","date_gmt":"2025-09-12T17:02:29","guid":{"rendered":"https:\/\/second-home.uk\/?p=3491"},"modified":"2025-09-12T17:02:29","modified_gmt":"2025-09-12T17:02:29","slug":"agents-warn-of-new-stopover-tenant-epidemic","status":"publish","type":"post","link":"https:\/\/second-home.uk\/?p=3491","title":{"rendered":"Agents warn of new \u2018Stopover Tenant\u2019 epidemic"},"content":{"rendered":"<p>Letting agents are warning of a sharp rise in so-called \u2018stopover tenants\u2019 \u2013 renters who sign six- or 12-month agreements but leave after just a few months.<\/p>\n<p>Almost a third of letting agents have seen this trend first-hand, with some describing it as a \u201cgrowing issue\u201d, research from software provider Alto has revealed.<\/p>\n<p>Riccardo Iannucci-Dawson, chief executive of Alto, said: \u201cThis is a rental market in flux.<\/p>\n<p>\u201cWe\u2019re seeing a new kind of tenant \u2013 one that\u2019s more mobile than ever before, and a 12-month contract no longer guarantees a 12-month stay.<\/p>\n<p>\u201cLandlords who don\u2019t adapt risk empty properties, lost income, and a whole lot of stress.\u201d<\/p>\n<p><!--   \t\t  \t\t\t \t\t\t\tgoogletag.cmd.push(function() { googletag.display(\"div-gpt-ad-1715620536068-0\"); }); \t\t\t  \t\t  \t -->  \t <\/p>\n<p>Many are worried the government\u2019s upcoming Renters\u2019 Rights Bill could make things worse.<\/p>\n<p>More than a quarter of agents (27%) say recent reforms are encouraging a surge in relocation-style renting with tenants taking properties for work or personal reasons, but without any intention of staying long-term.<\/p>\n<p>Nearly half of agents (46%) are now actively advising their landlords to plan for mid-tenancy exits, building new clauses and strategies into contracts to protect income.<\/p>\n<p>Rachael Doyle, associate director at BerkeleyShaw Real Estate, added: \u201cStopover tenants are becoming part of the rental landscape, but it doesn\u2019t have to spell disaster for landlords.<\/p>\n<p>\u201cWith the right advice and planning, we can put measures in place that minimise disruption and keep properties profitable, with the right strategy, landlords can stay one step ahead and protect their income.\u201d<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Letting agents are warning of a sharp rise in so-called \u2018stopover tenants\u2019 \u2013 renters who sign six- or 12-month agreements but leave after just a few months.
