{"id":7201,"date":"2026-01-09T12:03:49","date_gmt":"2026-01-09T12:03:49","guid":{"rendered":"https:\/\/second-home.uk\/?p=7201"},"modified":"2026-01-09T12:03:49","modified_gmt":"2026-01-09T12:03:49","slug":"rents-end-the-year-up-2-after-growth-rate-cooled-down","status":"publish","type":"post","link":"https:\/\/second-home.uk\/?p=7201","title":{"rendered":"Rents end the year up 2% after growth rate cooled down"},"content":{"rendered":"<p>The cost of renting rose by 2% in December 2025, cooling from highs of 4.6% recorded in January and March 2025.<\/p>\n<p>Average rents across England were \u00a31,214 per property, per month in December 2025, Goodlord\u2019s Rental Index shows.<\/p>\n<p>William Reeve, chief executive at Goodlord, said: \u201cWe\u2019d expect to see some month-on-month price deflation during December \u2013 it\u2019s typically one of the slowest times of year for the market \u2013 but what\u2019s far more interesting is what\u2019s happening across the year-on-year figures.<\/p>\n<p>\u201cDespite ending the year up 2%, December\u2019s annual inflation figures are far lower than we\u2019ve seen in previous years and lower still compared to 2025\u2019s inflationary peak of 4.6%.<\/p>\n<p>\u201cWhilst it\u2019s too soon to tell for sure whether this is a seasonal blip or the beginning of a cooler run of inflationary pressures, the wider signs indicate that 2026 will be another intense year for the market.<\/p>\n<p><!--   \t\t  \t\t\t \t\t\t\tgoogletag.cmd.push(function() { googletag.display(\"div-gpt-ad-1715620536068-0\"); }); \t\t\t  \t\t  \t -->  \t <\/p>\n<p>\u201cThe Renters\u2019 Rights Act is coming into force in May which could squeeze supply and demand even further if landlords decide to exit the market.<\/p>\n<p>\u201cThe combination of the predicted summer surge plus the shift in the legislative landscape means we could be on for another record breaking year.\u201d<\/p>\n<p>The biggest shift in month-on-month rental costs was seen in the South West, where prices dropped by 4% during December.<\/p>\n<p>The only region to record an increase in rental costs was the North West, where a very small increase of 0.3% was tracked.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>The cost of renting rose by 2% in December 2025, cooling from highs of 4.6% recorded in January and March 2025.
