{"id":7655,"date":"2026-01-23T23:03:14","date_gmt":"2026-01-23T23:03:14","guid":{"rendered":"https:\/\/second-home.uk\/?p=7655"},"modified":"2026-01-23T23:03:14","modified_gmt":"2026-01-23T23:03:14","slug":"short-term-let-landlords-gain-epc-exemption","status":"publish","type":"post","link":"https:\/\/second-home.uk\/?p=7655","title":{"rendered":"Short-term let landlords gain EPC exemption"},"content":{"rendered":"<p>Short-term let landlords won\u2019t be expected to achieve an Energy Performance Certificate rating of C by 2030, breaking from the rest of the private rented sector.<\/p>\n<p>As it stands all that will be required is an EPC rating of E, though the government acknowledged that some landlords could change their properties to short-term lets to avoid complying with the regulations.<\/p>\n<p>The government said in its consultation report: \u201cThere are many nuances relevant to the operation of short-term letting that differentiate the sector from long-term letting, and these require thorough consideration before any form of an energy efficiency standard is applied to the sector.<\/p>\n<p>\u201cOn this basis, government will not require shortterm lets to comply with PRS MEES at this time, but this position will remain under review.\u201d<\/p>\n<p>The government added that many property professionals favour a \u2018level playing field\u2019.<\/p>\n<p>However, it said occupiers of short-term lets are not at risk of fuel poverty \u2013 and that is the priority of the EPC policy.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Short-term let landlords won\u2019t be expected to achieve an Energy Performance Certificate rating of C by 2030, breaking from the rest of the private rented sector.
