Estate agents have reported a subdued start to the housing market in 2026, with limited evidence of increased viewings or transactions, according to the Bank of England\u2019s monthly summary of business conditions.<\/p>\n
The central bank\u2019s report indicates that whilst sentiment has marginally improved entering the new year, activity levels remain weak across much of the market.<\/p>\n
\u201cThe housing market shows slightly firmer sentiment, but activity remains subdued and recovery is expected to be gradual,\u201d the Bank of England stated in its report. \u201cEstate agents report marginally improved sentiment entering 2026, though there is still little evidence of a pick-up in viewings or transactions.\u201d<\/p>\n
The report notes that market conditions continue to favour buyers, with supply expected to exceed demand in the near term. Activity remains particularly weak in Central London, where higher-end prices experienced sharp declines last year and continue to face downward pressure. Regions outside the capital are expecting broadly flat to modest price growth.<\/p>\n

On the lettings side, the Bank reported that rental market inflation continues to moderate. However, landlord exits ahead of changes to renters\u2019 rights legislation in England may tighten supply and increase affordability pressures.<\/p>\n
Despite the subdued market conditions, the Halifax House Price Index reported last week that average house prices exceeded \u00a3300,000 for the first time, following a 0.7% rise in January. This increase came after a 0.5% fall in December. Annual growth stood at 1% in January, up from 0.4% in December.<\/p>\n
Over the past three years, property prices have increased by 5.7%, equivalent to approximately \u00a316,000.<\/p>\n
