The property is fully tenanted by four occupiers and generates \u00a3469,000 in annual rental income.<\/p>\n<h2>Investment metrics<\/h2>\n<p>The transaction reflects a net initial yield of 11% and a capital value of \u00a3104 per sq ft. The site is located at the junction of the A421 and A6 within the Oxford-Cambridge High Tech Arc.<\/p>\n<p>Greg Lukasiewicz, investment director at Kingsbridge, said the acquisition aligns with the company\u2019s strategy of acquiring income-producing assets with longer-term redevelopment potential.<\/p>\n<h2>Location context<\/h2>\n<p>The site is positioned directly opposite a 476-acre site proposed for development as a theme park by Universal Destinations &#038; Experiences Ltd, though no timeline for that project has been confirmed.<\/p>\n<p>Kingsbridge engaged Freeths and Parkdales\u2019 Anthony Friedman as advisers on the transaction.
