Plans to develop 290 homes at Sysonby Farm in Melton Mowbray in Leicestershire have been given the green light by the council.

Spearheaded by housebuilder Morris Homes, plans will see the creation of a new residential community comprising 2, 3 and 4-bed properties.

The developer said the homes will cater for a range of needs, including first-time buyers, families and downsizers.

Situated off the Melton Mowbray Distributor Road with access via Nottingham Road, the homes will cater to a range of needs including first time buyers, families and downsizers.

Melton Borough Council Planning Committee backed the plans last Thursday, with construction work expected to begin in Spring 2026.

The development will be designed to respect the setting of the Grade II listed Sysonby Hunting Lodge, which sits to the south of the site.

The site will boast large areas of greenspace, with retained trees and hedgerows to protect wildlife and enhance biodiversity. A multi-use play area will also be created, conveniently located for easy access for residents and visitors.

Plans also outline the delivery of a new primary school and local Centre, which are subject to separate planning approvals. When approved, they will be delivered at a later date by third parties.

When considering the proposal, Melton Borough Council Planning Committee advised the new development would ‘deliver a significant proportion’ of new homes needed in the area.
